Ingredients

  • ½ cup unsalted butter, melted
  • 1 cup granulated sugar
  • 1 cup whole milk
  • 1 teaspoon vanilla extract
  • 1½ cups all-purpose flour
  • 2 teaspoons baking powder
  • ¼ teaspoon salt
  • 1½ teaspoons ground cinnamon
  • ½ cup granulated sugar (topping)
  • ½ cup light brown sugar, packed (topping)
  • 1½ cups hot water (topping)
  • 1½ teaspoons ground cinnamon (topping)

Instructions

  1. Preheat oven to 350°F (175°C).
  2. Pour melted butter into a 9×13-inch baking dish and spread evenly.
  3. In a large bowl, whisk together granulated sugar, milk, and vanilla extract.
  4. Add flour, baking powder, salt, and cinnamon. Whisk until just combined.
  5. Pour the batter over the butter in the dish—do not stir.
  6. In a separate bowl, combine granulated sugar, brown sugar, and cinnamon for the topping.
  7. Sprinkle the topping mixture evenly over the batter.
  8. Slowly pour hot water over the dish—do not stir.
  9. Bake for 40–45 minutes, until the top is set and lightly golden.
  10. Let rest for 10 minutes before serving.

Notes

  • Do not stir the batter and topping—the layering helps create the gooey sauce underneath.
  • Serve warm with vanilla or cinnamon ice cream for added contrast.
  • Add chopped nuts or caramel bits for variation.
  • Store in the refrigerator and reheat gently before serving.
  • Use non-dairy milk if needed—almond or oat milk works well.
